K HOV defects, problems, Our dream goes up in flames, literally, KHOV, K Hovnanian denies any issue, despite it happening TWICE. Refuses to help.
Sitting here upstairs in my loft, in like 85 degrees, I decided to tell you all why I am always, always pissed off!
Bought the house Sept 06, brand new, first owners
Flooded 3 months later, then again a month or so after that. The cause, some idiots forgot to connect the overflow in both bathtubs, 1st time the kids got to that mark, it rained downstairs!!!! KHOV replaces a square of drywall, doesnt even paint it. I find mold later down the road.
Oct 07, fire explodes in my garage shaking the neighbors houses. Seriously. No one was home. Relocated for 6 months in a small rental, because even though I own two houses, I had a renter in the other one and was HOMELESS! But still got to pay the mortgage on this one. Lucky us, the quads were melted,(14k) tires and rims for the truck (4k) gone, among more expenses, all not covered because they are not covered under "homeowners".
KHOV walks.
Sept 08, guess what, I come home from the gym, get online after taking off my shoes, and feel a rumble and hear something like I have never heard. Went downstairs to find my garage on fire once again, ran up, got the fire extinguisher and sat in the kitchen until I couldn't breath anymore, petrified and in shock. Exact location of the 1st fire, same scenario. Run outside and sit in the road crying for help because my dog was in the house still. Truck almost goes up in flames with the garage and kitchen. Finally find out, after being questioned about arson twice now, the problem is ventilation from the water heaters, compressing pressure down unable to escape, and causing gas explosions. Once again, the neighbors houses shake. Once again, relocated for months while I pay 1,764 a month for this piece of shit. Lose 14k in quads alone, once again! FML.
AC has gone out 5 times! Not to mention heater as well. Out now as I write this... I live in AZ, it is like 105 already. Should have bought a tent! Even under warranty, I have to pay 1500 to be replaced, because the dumbasses that checked it 4 times prior while it was under warranty didn't see that the compressor was bad. 1st call was when we MOVED IN! It's terribly hot in here! Downstairs is cold, but my BR is up here! $481 electricity bill this month for one AC to run to stories. On one occasion, the AC was going into the attic, that was a nice bill.
Lights flicker, breakers trip. Was told it was normal by a warranty guy. Some lights randomly stop working, they come in to fix it and wire just slipped off its connection... SAFE. Happened again just recently, guess what? My warranty is no longer covering this issue, even though they were here months prior while it was covered for the exact same thing and never fixed it at the time, told me to call SRP, our electric provider, to check wiring up to the curb! Freaking story of my life since this POS builder sold me this LEMON.
Cracks in stucco, I know this is common, but there was actually 3-4 HOLES, with adequate room for wildlife and rain to come in. Ground sinks. No phone jack in DEN! "It wasn't spec'd in and they cost extra." HELLO, it's a freaking den!!!! Did I mention my AC is out again. I did, but the heat in here is a constant reminder to me. It's AZ remember?
Found mold while replacing the floors at my expense because they smelled of smoke and insurance sucks. KHOV replaced a square of drywall in both floods, not everything that got wet. I am the lucky recipient of yet another serious freaking issue not normal with a credible builder. As i am replacing floors, find cracks in foundation in all the rooms downstairs. Tile doesnt even match in house. Takes weeks to replace area that they put the wrong color in.
Replaced furniture because it smelled like smoke. Insurance claims it is fine, I pay 100% because I cant stand it.
I F-ING hate KHOVNANIAN HOMES, they tell me they will not cover a thing, advise me to pay 20k for attorney retainer fees. Politely tell me to go to hell. I even offer to buy the same house down the road for same price even though market has dropped 100k since I bought and it is a smaller lot. The workers are told to buy here for a deal, then laid off and forced to forclose. Thats how the workers are treated!!!
HOA decides we pay but they are too broke to maintain our "masterplanned community with a splash park, pool, tennis courts, blah freaking blah"........ No more neighbors, they moved on to rentals. Rattlesnakes in the weeds, I hate rattlesnakes.
So, if you wonder why I am such a pleasure to be around, consider my freaking STRESS level.

Do not buy K HOV, K. Hovnanian.... Neighbors moved in to gas leaks, same floods in the garage because of the same reasons I had, and other BS as well. They suck. I do not care if they are publicly traded. Sue me for slander, eff it. You are damn near forcing me into bankruptcy anyway. DGAF, Did I mention, the exact model I own, just sold for 66k in forecloseure, i still owe 240, and put too much down. FORECLOSURE OF A DREAM LOL. I WISH! Still not brave enough to shatter my credit. FML.
And the customer service is great! That is until you finally reach a point where enough is enough. Then there isn't any at all. I was told I was out of warranty despite issues still occuring from when they "fixed" it months prior to.
Was told by neighbors that prior to our purchase, water was running down the stairs and out the front door from a flood. This was never disclosed to us, that is illegal. We would not have bought it knowing that with all the mold issues people have had in our family. But how funny is this! I call in and tell them to buy the house back because I am fed up and will never be able to sell it with all the problems, and the woman tells me it is up to me if I disclose the problems or not. In AZ, you must DISCLOSE DISCLOSE DISCLOSE. You work in Real Estate woman? That is a huge deal, I went to realtor school.
I need prozac.
And consider the effects all this has on all other portions of my life! I now drink daily. I am always mad, upset, stressed.... Last fire, I scheduled an appt. as soon as I could and told them to throw me on anitdepressants because I was ready to break. I had so much financial freedom prior to this place, had seen a lot of the world, was able to go to school and not worry about money, bought my first house at 18, second house at 24.
If this keeps one family from buying a Khov home, I will be happy. Don't put yourself through what my family has had to go through. We are all alive thankfully, things could have been a lot worse. Both my kids sleep above that garage.
There are builders out there that stand behind their work, do the research. I wish I would have, the info is all over the internet. You can find story after story about problems with KHOV. And after an attorney we hired researched their standings, he found two top guys resigned in a short amount of time, which caught his attention.
They have been sued then counterclaimed slander to extend the plaintiffs pockets even further, making them defend themselves in court in attempts to drag it out until the plaintiff ran out of funds. They know normal housholds cannot afford to sue, and their big time attorneys will eat up a case in court if you represent yourself. I was challenged to sue them and found out the hard way that attorneys are EXPENSIVE!!! They know that people cannot afford to sue them and they have no remorse.
I am stuck in a dangerous house with my family. I can never sell it because legally I must disclose everything, and it's in all the insurance claims. No one in the right mind would want to take this place on, it's mine forever unless I give it to the bank. Khov has not spent a penny to replace anything, my insurance and I did. The claims on this house are more than it was worth when I bought it.
